Forster Ranch is a gated community in San Clemente, California, that is comprised of four upscale and distinctive neighborhoods called The Reserves. Because this community is located on the east side of the freeway a little further back from the ocean, lots tend to be larger than average. This is a great area for investors or first time home buyers.
Forster Ranch is comprised of mostly single family homes with some condo developments. This community was originally built in the 1980s, and construction has continued throughout the years. The architectural style is Mediterranean and Spanish, which reflects the city’s theme of “Spanish Village by the Sea.” You can find million dollar mansions here, and many of the homes have a lower price per square foot than homes on the ocean front.
The individual neighborhoods of Forster Ranch offer a variety of sizes and styles. Reserve South offers homes with 2,800 to 3,300 square feet of living space. This gated community was built between 2003 and 2004 by Shea Homes, and offers beautiful views of the canyon and ocean. Reserve East was built by Pardee Homes, and offers a community pool, spa, and low Home Owners Association dues. There are no Mello Roos assessments here.
Forster Ranch is considered to be a very family friendly neighborhood, and amenities include sports fields, parks, lighted tennis courts, hiking trails, and green belts. Two highly rated schools, Truman Benedict Elementary and Bernice Ayers Middle are located within the Forster Ranch community. San Clemente High School offers many advanced placement courses, and an International Baccalaureate (IB) program. And the Capistrano Connections Academy, a virtual public K-12 school, offers flexible hours. There are also several private schools, such as Our Lady of Fatima Parish School, Our Savior’s Lutheran School, and Talega Preparatory Academy.
Residents are also close to stores, restaurants, entertainment, golf courses, freeway access, and beaches. The Outlets at San Clemente feature 70 merchants in an outdoor shopping setting.
